2015 objectives
HOA/Developer Turnover - We will be focusing a lot of effort to ensure our community was turned over properly from the developers (M/I Homes and Kolter) as it relates to the infrastructure deficiencies and financial requirements. An engineer's study is an inspection of all the association's common elements. The study produces a punch-list of alleged and discovered construction deficiencies so that they ay be brought to the attention of the developer. The association can then void having to pay for defects down the road that were actually the developer's responsibility to remedy. The second part of this process is having a reserve study performed. A reserve study will help the association determine the useful life and cost of replacement of major capital items such as roofs, furnaces, and driveways. The replacement cost of each item i divided by its useful life to determine how much money should be allocated to the reserve fun annually. This is a long process that could take a year or two to complete. We will be providing the community updates to this as time progresses.
Improved Communications - To ensure full transparency, we are ramping up our communication efforts to the community. This will include forming a communications committee and launching a new website with an updated look with easier navigation. Our new website will be www.TheOaksAtHobeSound.com. I encourage you to log on and browse around. The site is full of forms, facts, and guidelines that will be at your fingertips to access at all times. The site will also include an area where you can participate in a survey and voice any questions or concerns you may have while being a resident i the community. In addition to this, a lot of information will also be distributed by e-mail, so please fill out the email contact information on the website to have your e-mail added to our distribution list. Architectural Review Committee (ARC) Improvements - We will be streamlining the architectural review process to ensure full transparency and faster turn-around times. The Architectural Review Committee keeps our neighborhood in good shape by encouraging ad helping homeowners comply with the architectural standards set in the association covenants. We welcome each homeowner to make lasting improvements to their homes. With these improvements will also come a thorough check and balance system to ensure all work is done correctly and with the proper approvals. All the forms and live updates to the progress of your improvement proposals are found on the website or will be there soon.
Enforcement - Each home owner is asked to abide by the Covenants, Conditions, and Deed Restrictions you legally agreed to when you bought your home and even if you choose to rent out your house. These documents were initially established for the primary purpose of keeping up the value of everyone's property and to help ensure a good appearance of the neighborhood. It is in the neighborhood's best interest to encourage ourselves and our neighbors to do our very best in keeping up our properties. To that end, the BOD is obligated to uphold these documents for the good of the community. For those who have followed these rules and covenants, we appreciate your supports. For others, please review these rules and regulations to ensure you are in compliance. To help you identify some of the "common infractions" found within our community, we have attached a resident compliance checklist to this mailing. Our management company will be sending some "friendly reminders" to those out of compliance and we are optimistic that all residents will make the need corrections without needing any further action. We appreciate everyone's understanding and support in this matter.
Community Beautification, Safety, and General Improvements - With help of the Grounds Committee and Garden Club, these items will be those "tangible" items that you will soon begin to notice. From common area mulching, continued improvements to our pool area, to holiday lights, there will be a noticeable stream of on-going improvements mad to our community each and every month. If you have a suggestion or an idea that you feel would help beautify the community please visit our website and share your thoughts with us.
IQ Water - This may be part of the developer claim, but here is language in the documents that suggests that our community should be receiving reclaimed water for irrigating our common areas. Currently we use potable (drinking) water for common area irrigation which is considerably more expensive. IQ water is typically 1/2 the cost of potable water, and this could be a significant savings to the community if we can make this transition. There are some other options out there, and we will be exploring each of them with the goal to reduce our irrigation costs to the community.
